Wifes parents are going to pay him the down payment money to walk away and give her the house. She has a child not his, and she also has no job yet. I told him a quick claim still leaves him on the loan and this leave him open for anything..
He can pay off his loans and start over, but I am worried this is the wrong way to handle this promblem with the house. Worried mom need advice for son.

My mother is terminally ill. She quit claimed her home to another daughter in the amount of $10. The mortgage has not been transferred, if she passes away with the mortgage debt due, what will happen. Will my sister be responsible or will the home be foreclosed?

if she stops payment and forecloses on her condo, am I responsible for any remaining mortgage payments if she passes away?

I am currently looking a t a house that they are asking 74,900. the house needs work (water pipes, boiler furnace, possibly new shingles, flooring.) the last i knew my midldle score was 650 and that was 2 years ago. since then my income has improved (24k -26k yearly) minumum debt ($300) monthly to pay car, car insurance, credit cards. I want to put an offer in for 50,000. Is it possible to get extra out of mortgage to fix minor issue prior to moving in? Also My fiancee’s mom is will to be a co-borrower but she is canadian. is that possible? Also the downpayment will come form my fiancee and we only have about 5,000 available but that is pushing it.

Can any one suggest a good direction for me to start? I have a meeting with a lender hopefully this week, but want to be educated before i talk to them.
